Causeway Bay Projects Push Forward: Two Major Developments Face Timing Decisions

One Causeway Bay, a premium waterfront office and retail development by Mandarin Oriental Hotel Group, is scheduled to open later in 2026. This project will introduce human-centric workspaces and contemporary retail along the harbourfront. Lee Garden Eight, a mixed-use scheme by Hysan and Chinachem Group designed by Foster + Partners, is advancing with three office towers and new green public spaces. These initiatives address longstanding shortages of open areas in the district.

Office and Retail Projects Advance

Hysan Development and Chinachem Group acquired the commercial site on Caroline Hill Road for HK$19.78 billion. The purchase exceeded market estimates and prepares the ground for a substantial addition to the Causeway Bay commercial core. One Causeway Bay will transform the waterfront with its planned mix of offices and retail. Lee Garden Eight will add office capacity alongside public green areas that target the district's limited open space.

Redevelopment and Residential Constraints

Plans for three dilapidated buildings in central Causeway Bay could progress after two families sold their 20% stake in the plot at auction. This transaction may remove an obstacle to refurbishment work. New residential projects face ongoing restrictions from high retail land values and lease covenants. Only Park Haven and The Warren have reached completion in recent years.

Stakeholders must now decide sequencing for the Caroline Hill Road site and coordinate green space delivery at Lee Garden Eight. The auction outcome for the central plot determines whether redevelopment of the three buildings can proceed without further delays. Residential developers will continue to weigh lease constraints against available sites.
