Investor purchases in Sha Tin rose 18 percent in June 2026 compared with the same month last year, according to transaction records from the Land Registry. Multiple bids now appear on listings in established estates within days of release.
The increase follows months of subdued activity after last year's interest-rate peaks. Local agents report that cash buyers from outside the district are returning because Sha Tin prices remain below the 2024 peak by roughly 9 percent, while transaction volumes in central Hong Kong have already recovered.
Competition has sharpened most visibly around Sha Tin Town Centre and the residential blocks that line Tai Po Road near Sha Tin Wai MTR exit B. One two-bedroom unit in Chevalier Garden changed hands on 3 July after four investor offers pushed the final price to HK$7.45 million, HK$320,000 above the initial asking figure.
Pressure on smaller units
Studio and one-bedroom flats under 400 square feet have seen the steepest shift. Average prices for these units reached HK$14,200 per square foot last month, up from HK$13,100 in April. First-time local buyers now face repeated outbidding on properties near New Town Plaza and the Sha Tin Government Offices.
Agency data compiled by Midland Realty shows that 62 percent of transactions in Sha Tin during the first week of July involved at least one investor party, compared with 41 percent in May. Days on market for flats priced below HK$6 million have fallen from 28 to 11.

Sellers listing this month should prepare for quick inspections and consider setting a reserve price 5 to 7 percent above recent comparables. Prospective owner-occupiers are advised to secure pre-approval letters before viewing and to monitor new listings on weekday mornings, when investor agents typically submit offers first.
