Pressure on Hong Kong’s housing supply has pushed the board to examine pockets of underused industrial ground in Sha Tin New Town, where older estates sit beside single-storey workshops. Siu Lek Yuen has stayed off the main investor radar while nearby Tai Wai and Fo Tan absorbed most new flats in the past decade.
Street-level changes
Two sites sit at the centre of the draft maps: the former Siu Lek Yuen Industrial Building cluster along Siu Lek Yuen Road and the adjacent strip beside the Siu Lek Yuen Sports Centre. Both parcels fall inside the boundary already served by the MTR Tai Shui Hang station and the Sha Tin District Office’s ongoing nullah decking works. Local agents report that small landlords along Siu Lek Yuen Road have begun fielding calls from developers since the board’s July circular landed in letterboxes.
Prices in the area averaged HK$13,800 per square foot in the second quarter, according to transaction records filed with the Land Registry up to 30 June. That figure sits roughly 22 percent below the Sha Tin New Town median and has risen only 4 percent year-on-year, compared with 11 percent across the wider district.
Next steps for buyers
Residents and prospective purchasers can view the draft zoning plans at the Sha Tin District Council office in Sha Tin Wai from 15 July. Submissions close on 2 September. Those considering entry now are checking lease terms on the remaining industrial lots and tracking any shift in bank lending rules for properties inside the future residential zone.
