Figures released on 7 July by the Rating and Valuation Department placed the district average at HK$14,200 per square foot for completed flats, up from HK$13,680 a year earlier, though the quarterly increment trailed the HK$520 per square foot lift seen in the corresponding 2025 quarter.
Neighbourhood price splits
Units along Tai Wai Road posted a 4.1 percent quarterly rise, while stock inside City One Shatin recorded only 2.9 percent, reflecting differing supply levels and proximity to the MTR station. Larger three-bedroom flats in the Lek Yuen area held firmer than smaller units in older blocks near Sha Tin Wai.
Developers with remaining inventory in the Fo Tan vicinity have trimmed asking prices by an average HK$180 per square foot since April to maintain sales velocity.
