Property deals in Sha Tin Wai jumped 28 percent in the four weeks after the new 180-metre pedestrian bridge linked the neighbourhood directly to Sha Tin Wai MTR station.
The timing matters because Hong Kong’s transport authority completed the final section of the bridge on schedule while mainland visitor numbers to the New Territories climbed back above 2019 levels. Local agents report that first-time buyers from Kowloon are now crossing the harbour each weekend to inspect units within a five-minute walk of the station.
The corridor runs from the station entrance on Yuen Wo Road through the former Sha Tin Wai village houses and ends at the river promenade near Sha Tin Town Hall. Two blocks on Tai Chung Kiu Road that sold for HK$14,200 per square foot in March cleared at HK$16,900 last week after the bridge opened.
Revitalisation projects reshape the riverfront
The Civil Engineering and Development Department’s Sha Tin Wai revitalisation scheme has converted three low-rise factory buildings on Fo Tan Road into 312 residential units with ground-floor retail. The first batch of 98 flats went on sale in late May at an average HK$15,800 per square foot. Another 140 units are scheduled for release before the end of August.
Land Registry figures show 67 residential transactions in Sha Tin Wai during June, compared with 52 in the same month last year. The median price per square foot reached HK$17,400, the highest recorded for the neighbourhood since 2022.
Next steps for buyers and investors
Transport Department papers released on 3 July confirm a second entrance to Sha Tin Wai station will open in the first quarter of 2027, cutting walking time from the eastern end of the corridor by another three minutes. Agents advise checking the latest sales brochures for the Fo Tan Road project before the next batch pricing is set in mid-August.
