Additionally, the Planning Department has submitted applications to transform two separate industrial sites in Siu Lek Yuen, further signaling a shift toward residential and business land use to meet the housing needs of the district.

These developments are aligned with the Draft Sha Tin Outline Zoning Plan (OZP), which was officially finalized in June 2024. This plan serves as the formal guide for future development and redevelopment within the area, ensuring that the transition from industrial to residential or mixed-use zones follows a structured framework.
Market interest and project variety
The strength of the local market is reflected in the interest shown by major industry players. A past residential project near the Che Kung Temple MTR station attracted seven bids from major developers, including Sun Hung Kai and Sino Land, highlighting the high value placed on development sites within Sha Tin.
Alongside these large-scale conversions, other projects continue to shape the local residential landscape. Established developments like 'El Futuro' in Sha Tin and 'Dragons Range' in Kau To illustrate the current range of available inventory. 'Dragons Range,' for instance, offers 973 units with sizes ranging from 450 to 1,500 sq ft, providing varied housing options for residents.
