Wan Chai House Prices Surge While Waterfront Units Decline in H1 2026

Detached houses in Wan Chai posted an average 9 per cent price increase between January and June while apartment units in the same district recorded a 4 per cent decline, according to transaction records filed with the Land Registry through the end of last month.
The split matters now because mortgage rates have stayed above 4 per cent since the start of the year and many buyers have narrowed their search to properties that can accommodate extended families or offer private outdoor space. That preference has shifted capital away from smaller units that dominate the district's newer towers.
Properties fronting Johnston Road and those near the Tai Yuen Street market have shown the clearest contrast. Houses set back on the slopes above Queen's Road East have attracted bids from local families relocating from smaller flats, while units in the redeveloped blocks along Lockhart Road have required price cuts to secure sales.
Transaction Records Reveal the Gap
Land Registry data released on 2 July showed 14 house sales above HK$25 million in Wan Chai during the first half of 2026 compared with 87 unit transactions under HK$12 million. Average house prices reached HK$29,800 per square foot while unit prices averaged HK$21,400 per square foot in the same period. The Rating and Valuation Department noted in its June report that turnover for houses above 2,000 square feet rose 18 per cent year on year.
